TELFAIR VIEWS APARTMENTS: A CONTEMPORARY RESIDENTIAL LANDMARK AT THE HEART OF MOKA’S URBAN CENTRE

Recently completed, Telfair Views Apartments stands as the first residential development within the city centre of Moka, marking a significant milestone in the evolution of the Telfair precinct. Conceived as part of a broader vision for a walkable, mixed-use urban district, the project introduces high-quality apartment living that is deeply connected to its surroundings, both spatially and socially.

Designed in a contemporary architectural language, Telfair Views Apartments balances urban presence with environmental sensitivity, offering residents a lifestyle rooted in comfort, connectivity and everyday liveability.

A Vision Anchored in Urban Placemaking

Telfair has been masterplanned as a compact, people-centred city where living, working, leisure and wellbeing coexist within walking distance. Landscaped boulevards, pedestrian and cycle paths, public squares and La Promenade, a linear park connecting the different precincts to Telfair Square, form the backbone of this urban framework.

Telfair Views Apartments plays an active role in reinforcing this vision. Its residential programme strengthens the sense of permanence and community within the district, contributing to a neighbourhood that is active throughout the day and evening. The building’s relationship to nearby amenities — including retail, dining, sports facilities, educational institutions and cultural venues — allows residents to enjoy a highly connected urban lifestyle without sacrificing comfort or tranquillity.

Architecture Informed by Context and Geometry

The architectural expression of Telfair Views Apartments has been carefully shaped in response to its immediate context and the broader geometry of the masterplan. Along the amphitheatre edge, the façades adopt a subtle curvature derived from the overall oval-shaped geometry of the Telfair masterplan. This gesture softens the building’s massing while reinforcing visual continuity with the surrounding public realm.

The same design principle is applied to the eastern façade, ensuring architectural coherence and a consistent rhythm across the development. These carefully considered geometries allow the building to sit naturally within the urban fabric while responding to key sightlines and public spaces.

Daylight, Ventilation and Environmental Comfort

Environmental performance has been a key driver of the project’s design. A defining architectural feature of Telfair Views Apartments is the internal atrium skylight, conceived as a vertical light well at the heart of the building. This element introduces natural daylight into the central circulation corridors while also benefiting adjoining apartment units.

By bringing daylight deep into the building, the atrium enhances indoor environmental quality, improves spatial comfort and reduces reliance on artificial lighting. Combined with a cross-ventilation strategy across the apartments, the design supports a more sustainable and climate-responsive living environment.

Basement parking has been provided to preserve the quality of the public realm at ground level, with the inclusion of electric vehicle charging stations reflecting a forward-looking approach to mobility.

A Diverse Range of Apartments Designed for Modern Living

Telfair Views Apartments comprises 60 residential units, offering a diverse mix of typologies to accommodate a wide range of lifestyles — from young professionals to families and long-term residents.

The development includes:

8 one-bedroom apartments, 34 two-bedroom apartments, 12 three-bedroom apartments, 6 penthouses with three to four bedrooms on the top floor

Apartment layouts prioritise functionality, natural light and spatial clarity. Open-plan living areas form the heart of each unit, while bedrooms are positioned to ensure privacy and comfort. Generous balconies, covered terraces and, in some units, open-to-sky outdoor spaces extend the living areas and reinforce the connection between interior and exterior.

With internal areas ranging from compact one-bedroom units to expansive penthouses of up to approximately 189 m², the project offers flexibility without compromising on architectural quality or spatial experience.

Living Within a Connected Urban Ecosystem

One of the defining strengths of Telfair Views Apartments is its location within a neighbourhood designed to support everyday urban life. Residents benefit from immediate access to cafés, restaurants, shops, fitness facilities, educational institutions and cultural spaces — all within a pedestrian-friendly environment.

The precinct is well connected to the wider island via direct links to the Saint Pierre Bypass and the Moka A7 Road, offering ease of access while maintaining a strong sense of place. Telfair has already achieved LEED Neighbourhood Development (LEED-ND) certification, becoming the first neighbourhood in Africa to do so—an achievement that reinforces the long-term sustainability, resilience and value of the area.

A Residential Project that Contributes to the City

Telfair Views Apartments is more than a residential building; it is a meaningful contribution to the evolving identity of Moka’s city centre. Through its contextual architecture, environmental strategies and strong relationship to public space, the project supports the creation of a vibrant, liveable and resilient urban district.

As Telfair continues to grow, Telfair Views Apartments stands as a carefully crafted piece of the city — one that reflects a commitment to thoughtful design, placemaking and contemporary Mauritian urban living.
