The project
Phoenix Mall
Phoenix, Mauritius
Originally opened in 1994 as the Commercial Centre of Phoenix, this landmark was the first shopping mall in Mauritius to house a hypermarket, setting a new standard for retail on the island. In 2010, Architects Studio, in collaboration with Boogertman + Partners, undertook a comprehensive redevelopment and extension of the mall, modernising the facility and expanding its offerings.
A key addition was a standalone McDonald’s drive-through and restaurant in the parking area, enhancing accessibility and convenience. The innovative design and successful execution earned the centre three awards at the International Property Awards in 2011, recognising its excellence in architectural and commercial development.
Building on this success, Phase 2 of the expansion commenced in 2012, introducing an additional 5,000 m² of leasing space. Designed around a “marketplace” concept inspired by Mauritian culture, the architectural style drew from old colonial houses, adapted into modern vernacular forms. Traditional small shops and courtyard eating spaces were incorporated to foster community interaction.
The expansion also enhanced parking facilities, extending them to 10,000 m² and adding a multi-storey parking structure to accommodate increased visitor flow. Phase 2 added 37 new retail outlets—16 eateries, 19 shops, and 2 ATMs—bringing the total number of outlets at Phoenix Mall to over a hundred, featuring a diverse mix of local and international brands.
The redevelopment and expansion have solidified Phoenix Mall’s position as a premier retail destination in Mauritius. The project successfully blends cultural heritage with modern design, creating a vibrant space that resonates with both locals and tourists. Architects Studio in association with Boogertman + Partners, delivered a dynamic development that continues to contribute significantly to the island’s commercial landscape.
